How many apartments can be leased at Prado?
Prado will be a total of 50 apartments, of which eight (8) apartments have been designated as Permanent Supportive Housing (PSH) for veterans, and one (1) apartment for an onsite property manager.
If I am interested in a Permanent Supportive Housing (PSH) apartment, what is the procedure?
Prospective residents may contact the Long Beach Medical Center at (562) 826-8000, ext. 2054, or the Orange County Housing Authority at (714)480-2746, the office of Leticia Hernandez.
What bedroom types will be available?
There will be 23, one-bedroom, one-bathroom apartments; 14, two-bedroom, one-bathroom apartments, and 13, three-bedroom, two-bathroom apartments.
When will move-ins occur?
Prado is currently under construction with first occupancy expected in Q1 2022.
I’m interested in living at Prado. How can I get an application?
Housing applications are not yet available. We anticipate that applications will be available in Summer 2021. When available, applications will be accessible via this website and can be submitted electronically. If you prefer, an application can also be printed and mailed to the PO Box listed on the application. Please note, applications are processed in the order they are received.
Can I fax or email an application?
We are not currently accepting applications.
Where is Prado located?
Prado is located at 16790 S. Harbor Boulevard, Fountain Valley, CA 92704. Please note, Prado is currently an active construction site so no one is permitted on the site at this time.

We are unable to determine that at this point. We’ll know more once we start accepting applications.
Can I get an application at the leasing office?

What is the qualification process?
Prado will have minimum and maximum income restrictions. All potential residents will be screened utilizing published resident selection criteria per California regulatory requirements.
How much is rent at Prado?
Rents are based on a percentage of Area Median Income and vary by household size and bedroom type.
Where can I mail my application?
When applications become available, mailing information will be provided at the top of the application.
What happens if my parents are traveling when they are contacted for an interview?
All applicants must be present to participate in the interview process to be considered for housing at Prado.
Does Prado offer onsite storage or garages?
No. Prado does not offer additional onsite storage nor have enclosed garages.
What are the parking options?
All one-bedroom apartments come with one free parking space for a properly registered vehicle. All two and three-bedroom apartments come with up to two free parking spaces for properly registered vehicles.
What are the transportation options?
The Prado Leasing Office does not provide transportation services. Prado is located in walking distance to public transit and in close proximity to Interstate 405.
Will Prado offer social services and resident events?
Prado is a 100% independent living community, however, there are some customized services for residents based on individual needs. Programs for residents will be based on the needs of the community and provided at move-in. Residents living in the PSH units will receive personalized social services based on their assessed needs.
Are these apartments rent controlled or are rent subsidies attached?
Rent control does not apply at Prado.  Minimum and maximum income limits do apply.  Portable Section 8 vouchers and other tenant-based rental programs will be accepted.
Are subsidies from family members allowed?
No. All income sources are counted for all household members of an application. Income is based on gross household income of all household members.
Are pets allowed?
Yes. Prado is a pet-friendly community. Please see the Prado Pet Policy.
Are short-term leases available?
No. All leases are a 12-month lease.
If I applied at another Related-owned or managed property in Southern California, do I need to complete a new application?
Yes. Each Related-owned or managed property has its own application process.
